Situation
The small community of Sandy Park is conveniently located within Dartmoor National Park on the A382 between Whiddon Down and Moretonhampstead. It is just 1.5 miles from the charming and sought after historic Stannary Town of Chagford with its range of shops, inns, clubs, restaurants, and open air swimming pool. It is 2.5 miles from the A30 dual carriageway at Whiddon Down giving direct access to the motorway network and fast road to the cathedral city and commercial centre of Exeter with its international airport and mainline railway (London and Birmingham about 2 hours) and also westwards towards the beaches of Cornwall.
Description
The cottage is believed to date back to the 16th century and was at one stage owned by the Sandy Park Inn located opposite. As the name suggests it was a former blacksmiths workshop and store with its own mounting block to the front. It was converted for domestic use around 1980 and is thought to be of mainly stone construction with potentially some cob and offers a good spacious layout arranged over two floors with a number of exposed beams. The thatch was redone about 2-3 years ago. Despite being located on the crossroads it is surprisingly quiet internally with secondary glazing to almost all windows. It offers mains gas central heating from a combi boiler backed up by a woodburner in the Living Room. There is also a useful Garage/Store to the side opening out onto the front. The Garage is likely too small for most modern cars but provides useful further storage.

A stable style door opens at the front into the Hallway providing access to a Shower Room with beam and the Kitchen offering some rural views and comprising pine storage units and a work surface with a gas hob and electric oven, space for further appliances and a ceiling beam.
