Residential Letting and Management We offer an efficient and cost effective residential letting service throughout the North Somerset area with or without full on-going management and supervision. We know that our landlord clients are principally interested in letting their homes to the very best and most suitable tenant available at the highest attainable monthly rental and within a time scale that suits their needs. This is our overriding objective. When you are considering Letting your property one of our Partners will carry out an initial Free Appraisal by visiting the property to advise on the likely achievable rent, to answer any questions that you may have about the complex procedures involved and also to advise you of any potential maintenance problems that should be attended to before a Tenancy is arranged. Once you have decided to go ahead we will take the particulars of the property and circulate approved details to prospective tenants on our mailing lists. In addition we will advertise the availability of the property, at our discretion, in the local press and carry out accompanied viewing of the property thus relieving you of this awkward and to many, unpleasant part of the process. When terms have been negotiated with a prospective tenant we will then take written references from their employer, bank/building society,a character reference, a previous landlord reference, next of kin reference and carry out a detailed credit check. Ultimately the decision to accept the individual is the landlords, however we will offer advice and gather as much information as possible. We then take a full inventory of the property and prepare a Schedule of Condition together with a formal Tenancy Agreement and Counterpart having consulted you about any specific terms and conditions that you may wish to apply, again we will offer advice. As soon as the required notices have been served on the tenant and we have received their first monthly rental and Damage/Default Bond then we will make the arrangements for future payment and commence the tenancy. Prior to the start of any required notice period we will take your instructions and advise the tenant of your intentions to either renew the tenancy by mutual agreement or to serve the necessary notice to quit, should you decide to take the latter course of action we will again inspect the property and negotiate any deductions from the Bond for unreasonable wear and tear.
